  • effective age: how does the house look and feel in terms of updates, layout, decorating finishes, age of mechanical systems, windows, shingles etc.

LAYOUT & SIZE:

  • square footage of home, size of lot, size of garage and driveway
  • number of bedrooms, number of bathrooms
  • basement walkout

HOW THE HOME MAKES THEM FEEL:

  • energy in the house
  • cleanliness of the house
  • smell of the house
  • the way the light enters the house; double aspect, triple aspect rooms
  • vaulted ceilings, open spaces or cozy corners
  • views, sight lines within the house, layout
  • staging, furniture placement
  • paint colours

As a seller it is important to recognize what you can do to maximize the value of your home prior to listing.  And, if the projects are too onerous, time consuming or expensive for you to accomplish at this stage of your life, then adjust the list price accordingly.
