Our February statistics showed that the market is beginning to gain momentum.

Many of the Sellers who chose a ‘wait-and-see’ approach in the last months of 2023 were encouraged by the fact that the Bank of Canada decided for a fourth time not to increase the benchmark overnight rates in January. Buyers too showed gained confidence in the market during the month of February.

The overall average home price of LSTAR saw a month-over-month uptick – from $605,785 in January to $617,790 last month – but was 0.2% lower than in February 2023. However, the Composite MLS® Home Price Index (HPI) Benchmark Price posted month-over-month and year-over-year gains – of 2.5%, and 1.7% respectively - climbing to $587,400.

The number of home sales remained on par with LSTAR’s 10-year-average for February but were up significantly from February 2023. New listings increased dramatically, reaching its second highest value for February, since LSTAR began keeping records.

In the first couple weeks of March we have continued to see a lot of interest from buyers within our region and as well as from buyers coming from other regions, notably the GTA. My latest listing sold in two days in multiple offers. It's my prediction that the March statistics will reveal another increase in the average sale price month over month as well as gains in the volume of sales.

With the Bank of Canada holding rates for a fifth consecutive time on March 6, 2024 and hinting that they may reduce rates later in the year, I believe buyers are beginning to feel that the window for scooping up a real estate bargain might be closing.
